Sarasota’s downtown bayfront is preparing to welcome another major luxury development. The Ritz-Carlton Residences, Sarasota Bay, a 20-story condominium tower under construction at The Quay, is approaching its anticipated fourth-quarter 2026 delivery.

The limited collection will include 78 privately owned waterfront condominiums. According to a September 10, 2026, Sarasota Herald-Tribune report, the development has generated more than $296 million in sales and approximately 68% of the residences have sold. Those sales figures were supplied in a project news release and should be understood as developer-reported figures.

A Stand-Alone Residential Tower on Sarasota Bay

The Ritz-Carlton Residences, Sarasota Bay is designed as a private residential community rather than a hotel. Owners will have dedicated residential staff, private amenities and condominium ownership. The project website states that the development is not owned, developed or sold by Marriott International or its affiliates; developer KT Sarasota South, LLC uses The Ritz-Carlton marks under a license.

Kolter Urban is the development manager. The architectural design is by 10 Design, formerly SB Architects, and Moss Construction is the general contractor. The project’s shared spaces and amenities are being designed by Hirsch Bedner Associates, with residence interiors led by Bob Martin of The Decorators Unlimited.

Spacious Residences Designed for Waterfront Living

The building’s three- and four-bedroom residences, estates and penthouses are planned to range from approximately 3,500 square feet to just under 6,000 square feet. Flow-through floor plans, private elevator foyers, walls of glass and expansive terraces are designed to frame views of Sarasota Bay, the harbor, downtown and, from some orientations, the Gulf of Mexico.

Main living areas are planned with ceiling heights of approximately 12 to 13 feet, depending on the floor. Developer materials also describe terraces with built-in grills, chef-inspired kitchens, two assigned parking spaces per residence, humidity-controlled private storage and access-controlled elevators.

As of September 2026, residences are being marketed from approximately $4 million, while the Herald-Tribune reported a starting price of $4.1 million. Pricing, availability, views, finishes and construction timing can change, so buyers should confirm current information and review the condominium documents before making a decision.

Private Amenities Plus The Harbor Club

Residents are expected to have access to an elevated waterfront amenity terrace with a resort-style pool and spa, a fitness center, wellness facilities, social and meeting rooms, a news café, a dog park and pet-washing station. Planned residential services include 24-hour concierge and valet, on-site property management, housekeeping services and food-and-beverage offerings.

A defining feature of the development is The Harbor Club, a private resident club planned to offer more than 20,000 square feet of amenities. Current plans include additional fitness and wellness areas, treatment rooms, saunas and steam rooms, hot and cold plunge pools, a sports lounge with simulator, a kids’ club and an indoor pickleball court. Project materials note that Harbor Club plans remain subject to governmental approval and change.

A Prime Location at The Quay

The tower occupies a waterfront setting within The Quay, the mixed-use district immediately north of downtown Sarasota. The location places residents near the bayfront promenade, restaurants and marina activity, with downtown dining, shopping and cultural venues nearby.

The property also overlooks The Bay, Sarasota’s 53-acre signature park. The park’s walking trails, public waterfront spaces, play areas and outdoor programming strengthen the connection between The Quay and Sarasota’s broader bayfront.

For buyers who want new construction, large-scale floor plans and a highly serviced, lock-and-leave lifestyle, this tower represents a distinctive addition to Sarasota’s luxury condominium market. Its reported sales progress is also a reminder that demand can remain selective but strong for properties that combine a rare waterfront site, differentiated amenities and a globally recognized residential brand.
